You are making the one format the data says nobody watches.

We measured seven content formats across six markets, took the top ten results for each, and classified every channel. Agents produce 70 percent of the market update videos in those results and earn a median of 672 views on them, the lowest of any format we tested. It is the format every agent reaches for first because it feels professional, and it reaches almost nobody.

Meanwhile there is exactly one format where agents beat everybody else outright: best neighborhoods, where should I live, suburbs ranked. Agents took a 3,599 median against 966 for non-agents. That is the only place your local knowledge is a real moat rather than something a vlogger can fake with a weekend visit.

And the other thing nobody tells you is that volume is not the lever. The median across the working channels we measured is 36 videos a year, roughly one every ten days. One channel publishing about 130 a year earns a median of 426 views. Another publishing about 25 earns 6,250.

Agents make market updates and get 672 views. The one format where agents beat everyone else, they barely make at all.

How this actually turns into clients

Nobody hires you because of a view count

The out-of-state buyer who lands having watched forty of your videos treats you like somebody they already know, because they do. They have been in your car for hours. They are not interviewing agents and they are frequently surprised that you personally picked them up. That relationship was built before you ever spoke, and it is why a few hundred of the right views beats tens of thousands of the wrong ones.

The asset they trade an email for

A video sends someone to something worth having. You capture the address, and the follow-up does the converting over the weeks or months it actually takes them to decide.

For the ones who are already decided, there is nothing to nurture. The video did the qualifying and they want your calendar, not another PDF.

The raised hand

A call, a text, a DM, a comment that is really a question. Handled by a human, not a funnel. This is where a surprising share of the good ones come from.

We ran seven format archetypes across Charlotte, Tampa, Boise, Milwaukee, Columbus and Raleigh, took the top ten results for each, and classified every channel. The result is unambiguous and it contradicts what most agents instinctively produce.

  • Best neighborhoods and where to live: agents hold 63 percent of results and beat non-agents 3,599 to 966 median views. The only format where local licensed knowledge is a real moat
  • Market updates: agents produce 70 percent of the results and earn the lowest median of any format, 672 views. This is the format most agents default to because it feels professional
  • Listing tours and how to buy a house: agents hold under half the results and lose by eight to fifteen times. Ramsey and the national finance channels own that search, and their audience has no zip code attached
  • Two underused formats that agents dominate and that carry the highest intent in the set: city A versus city B, and moving to X from Y

Cadence

Weekly is enough, and daily is worse

The median publishing rate across fifteen working channels we measured is 36 videos a year, roughly one every ten days. The advice to post daily is not supported by anything in the data.

  • One channel publishes about 130 videos a year and earns a median of 426 views
  • Another publishes about 25 a year and earns a median of 6,250
  • Top performers run long, twelve to forty minutes, not short
  • Every strong ranking title carries the year, and gets refreshed annually rather than written once

Size is not the variable

A 907-subscriber channel can be healthier than a 262,000-subscriber one

We computed median views as a percentage of subscribers on every channel, because a large subscriber count with dead videos is not an asset. The spread is enormous and it does not track size.

  • A 907-subscriber Las Vegas channel runs a 39.9 percent ratio. A 5,730-subscriber Sacramento channel runs 43.6 percent
  • Meanwhile a 16,900-subscriber channel with 393 videos published runs 3.8 percent
  • Roughly half of everything currently ranking was published in the last twelve months, so the results are not locked up by legacy content
  • Which means the honest pitch to a beginner is not go get 50,000 subscribers. It is own one question in one market

These numbers are useful for deciding what to make. They are not the scoreboard, and I will not coach you against them. What we actually track is how many people downloaded the relocation guide, how many booked the call, and how many arrived already knowing your name. One thing you will not find here is a commission figure attributed to somebody else's channel, because every headline number in this category is a coach's own unaudited marketing from a Sunbelt boom market.
